The people who build additions now fix the small stuff, too
Wright’s Repairs is the home repair service from Wright’s Renovations, the design-build renovation company in Ypsilanti. A licensed residential builder sends one of its own trained employees, covered by company insurance, to do renovation-grade work on the jobs too small for a full crew. Every repair carries a written one-year workmanship warranty.
Home repair services built by a renovation company
For years, homeowners across Washtenaw County called us for a door that would not latch, a cracked ceiling, or a deck board gone soft, and we had to say no. Our crews were framing home additions and gutting kitchens. Every call we turned away was a neighbor left to gamble on whoever answered the phone next.
Wright’s Repairs is our answer. The same company that runs kitchen remodeling and basement finishing projects now sends a technician for the work that takes an afternoon. He is on our payroll, drives our van, carries our insurance and works to the finish standard our foremen are held to. You get the trust of a real company on a job most companies do not want.
You can read how the larger projects run on our design-build process page. The repairs division is that discipline, shrunk to fit a single visit: photos first, a written ceiling, a clean site, a warranty on the way out.
We are not a handyman company that happens to be expensive. We are a renovation company that also does small work, at renovation quality.
Connor Wright, founder, on why the division existsRepairs and small jobs we handle ourselves
Everything below is performed by a Wright’s employee, with materials we supply. If a job needs a trade we do not self-perform, we say so on the phone and point you to someone good.
Drywall repair and texture matching
Holes, cracks, water stains, nail pops and popcorn patches. We match the texture so the repair disappears under paint. Older plaster is its own craft; our drywall and Sheetrock explainer covers why.
Door adjustment, installation and hardware
Doors that stick, swing open or will not latch. Prehung interior door swaps, exterior door hardware, weatherstripping, closet bifolds that jumped the track.
Trim, baseboard and carpentry repair
Split casing, separated baseboard, stair skirt gaps, crown that pulled away from the ceiling. Finish-grade work from the crew behind our custom millwork and trim installs.
Single-room and targeted painting
One room, one accent wall, or the trim in a hallway. Repaint after a drywall repair so you never see the patch. Whole-house painting is a renovation-side project.
Tile repair, grout and backsplashes
Cracked floor tiles, failed shower grout, loose soap dishes, and small kitchen backsplash installation jobs. Clean cuts and level lines, the same standard as our tile flooring installation work.
Flooring repair and small-area replacement
Squeaks, gouged planks, lifted vinyl, transitions that trip people. Board-level fixes drawn from our hardwood flooring installation experience.
Bathroom component replacement
Vanities, faucets, toilets, towel bars and shower door replacement, within the trades we self-perform. See our plumbing fixture upgrades for the full range.
Deck repair and board replacement
Soft boards, wobbly rails, loose stair stringers and rusted hardware. Pair it with deck staining and maintenance before a Michigan winter takes another year off the wood.
Cabinet repair, adjustment and hardware
Sagging doors, drawers that stick, broken hinges, new pulls on 40 doors before the holidays. When the boxes themselves are done, the conversation shifts to custom cabinets.
Shelving, storage and built-ins
Closet systems, garage shelving, a mudroom bench with cubbies, floating shelves anchored into studs. Small-scale custom carpentry, installed in a day.
Caulking, sealing and weatherproofing
Failed tub caulk, drafty window trim, gaps at the sill plate, exterior joints that let water behind the siding. Cheap fixes that prevent the expensive ones.
Punch list completion and warranty work
Another contractor left without finishing? We close out the list. Wright’s renovation clients get warranty callbacks handled through this same technician, faster than pulling a crew off a job.
Photos first, then a written ceiling, then a date
The most common repair dispute in this industry starts with a homeowner saying “this is a two-hour job” and an invoice that says otherwise. We removed the guesswork. You never set the hours, and neither does the technician standing in your hallway.
Tell us what is going on
Call or use the form below. Katherine or Mackenzie confirms your address, checks it against the service zones, and asks the most valuable question in the call: anything else on your list while we are out there?
Send photos and a short video
We text you a link. A few photos and a 20-second walk-around let us size the job from the office. Nothing gets scheduled before the photos arrive, because nothing gets estimated blind.
Get a range and a ceiling
You receive an estimated hour range and a written not-to-exceed figure the same day. You pay for the hours actually worked; the ceiling is your protection, not a target. E-sign the work authorization and pick a date.
We arrive, protect, confirm
A text with a 60-minute arrival window lands before 7:30 a.m. The technician introduces himself at the door, lays drop cloths, puts on shoe covers, walks the scope with you, and shoots before photos.
Walk through, pay, warranty
You review the finished work together before payment. Debris leaves with the van. An itemized digital invoice with the one-year warranty statement arrives the same day, and we check in a few days later.
What shows up at your door matters
A repair is a small purchase with a big trust problem. You are letting someone into your home, often while you are at work, to do something you cannot inspect until it is painted over. Here is how the options actually differ.
The independent
One person, one truck, found on a neighborhood app or a yard sign.
Variable skill, no recourse. You are the quality control.
The franchise
A national handyman brand with a local operator and a rotating roster.
A generalist working to franchise standards, not to a builder’s.
The builder’s employee
A W-2 technician from a licensed design-build firm, working to the firm’s finish standard.
The only option where the repair and the future remodel come from the same company.
Thirty minutes from Platt Road, by address
A one-technician operation lives or dies on drive time, so the boundary is a map, not a judgment call. We confirm your zone by drive time from the shop when you call. Border streets can land in either zone depending on the address.
Zone one 0 to 10 minutes
Ypsilanti, Ypsilanti Township and the eastern side of Pittsfield Township. Our home turf, and the fastest scheduling on the map.
Zone two 10 to 20 minutes
Ann Arbor, Superior Township, Saline, the rest of Pittsfield Township, Scio Township and Augusta Township.
Zone three 20 to 30 minutes
Dexter, Chelsea, Canton, Plymouth, Northville, Belleville, Van Buren Township and Milan. The longest drive on the map, so bundle your list into one visit.
Beyond 30 minutes we decline politely and refer you out. Renovation projects run on a different map: the design-build side serves all six counties, including Wayne County and the rest of Washtenaw County.
What happens on every job, even a 45-minute one
A premium company that does not visibly act like one earns complaints. So the same checklist runs on a hinge adjustment as on a two-day deck rebuild. Each item costs almost nothing. Together they are the evidence that you hired a company, not a person with a truck.
Past renovation clients will recognize this. It is the same courtesy their project managers showed during a bathroom renovation or a deck construction project, applied to a visit that lasts an afternoon. You can read what those clients said in our client reviews.
What we will tell you no to
The division stays simple on purpose: our employees, our materials, our trades. That keeps the insurance and warranty story clean. It also means some calls get a referral instead of a van.
- Emergency and same-day service calls
- Work that requires a licensed electrician or plumber
- Appliance repair
- Furnace and air conditioning service
- Roofing and gutter work
- Tree, yard and grading work
- Insurance restoration and water mitigation
- Anything more than 30 minutes away
- Anything that needs a subcontractor
- Work that needs design or a selections process
A few of those belong to the renovation side of the company. Storm and disaster repair and basement waterproofing run through the renovation division, where the subcontractor relationships already exist.
If it turns into a project, you are already in the right building
A soft deck board often reveals a rotten joist. A cracked shower tile sometimes means the pan behind it failed years ago. When the honest answer is “this is bigger than a repair,” the technician does not keep billing hours. He flags it to the office the same day, and you get a conversation about where the work is heading.
You then have two clean options: continue hourly with a revised ceiling, or hand the remaining scope to Will Sujek for a fixed bid through the renovation side. Work already done is billed as performed. Nothing gets repriced after the fact.
That path is how a fixture swap becomes a bathtub to shower conversion, how a shelving job becomes a real home office, and how a cabinet adjustment turns into the kitchen you wanted anyway. Our completed projects include more than a few that started as a phone call about something small.
What homeowners ask before they book
Is Wright’s Repairs a handyman service?
No, and the difference is who shows up. A handyman service sends a generalist, often a 1099 contractor, working to whatever standard the franchise sets. Wright’s Repairs sends a Wright’s employee, trained on the finish standard our renovation foremen use, backed by a licensed builder’s insurance and a written one-year warranty. We are a renovation company doing small work, not a handyman company charging renovation prices.
How do you estimate a repair without visiting first?
From your photos and a short video, against an internal hour guide built from years of job records. You get an estimated range, never a single number, plus a written not-to-exceed ceiling. The ceiling is set high on purpose: because you pay for the hours actually worked, a high ceiling costs you nothing when the job goes well and protects you when it does not.
What if the job takes longer than expected?
At 75 percent of the ceiling, the technician notifies the office and the office calls you. Nothing goes past the ceiling without your written approval, and if we ever exceed it without that approval, the excess is on us. Every mid-job addition gets a revised authorization you acknowledge in writing. Verbal changes that never make it onto paper are how billing disputes start, so we do not allow them.
Do you do small jobs for past renovation clients?
Yes, and warranty callbacks on Wright’s projects route through this technician too. If you finished an in-law suite or a laundry room with us and a door has settled or a caulk line has opened, the same process applies: call, photos, a date. The only difference is that we already have your job record.
Can you handle work in a commercial building?
Within the same scope and radius, yes. Tenant punch lists, drywall damage in a retail space, doors and hardware in an office suite. Our commercial projects team handles anything that needs permits, design or multiple trades.
Who will actually be in my house?
A full-time Wright’s technician, in uniform, driving a marked company van. You will get his name in the morning-of text before he arrives. He is on our payroll, covered by our general liability and workers’ compensation insurance, and he answers to Connor Wright. The rest of the people behind the company are on our team page.
Send us the list, and we will send you a date
Tell us what is broken, loose, cracked or unfinished. Katherine or Mackenzie will call during business hours to confirm your address and zone, then text you a link for photos. You will have a range and a ceiling the same day, and the first available date shortly after.
A useful habit before you submit: walk the house with your phone and note everything that has been bugging you. One visit for six small things costs far less than six visits for one. If you are not sure where a job lands between repair and remodel, read what to sort out before we meet, or just ask. When unsure, we route up.
Request a repair quote
Takes about a minute. We will reply by phone, then text you a photo link.
Small job. Same standard.
A licensed builder’s own employee, a written ceiling before anyone is scheduled, and a one-year warranty on the way out. Contracting done Wright, one afternoon at a time.
