Detached garage construction in Southeast Michigan
A detached garage is a separate building with its own foundation, roof and service, set away from the house. It is the version most Michigan properties should build, because it sidesteps the setback and fire-separation problems that constrain attached construction, and it gives you a structure that can hold cars now and something else in fifteen years. The trade against an attached garage is short walks in bad weather. The trade in your favor is almost everything else: placement freedom on the lot, no shared wall to fire-rate, no vibration or exhaust against living space, and a footprint that can grow without touching the house. What a detached garage costs
A one-car detached garage runs $15,000 to $35,000. A two-car runs $25,000 to $60,000. A three-car runs $30,000 to $80,000. Those bands are wide because a detached structure carries site costs an attached one does not, and because the finish level varies more than people expect.
The component costs underneath are steadier. A concrete slab foundation runs $6 to $14 per square foot, framing $11 to $30, roofing $4 to $16, siding $4 to $15 and insulation $1 to $4. The site costs people forget
A detached garage needs a way to get to it and a way to power it. The driveway extension or apron is frequently the second largest line on the proposal after the structure itself, and on a deep lot it can rival it. Underground electrical from the house panel has to be trenched, sleeved and inspected, and if you want water out there the trench has to go below the frost line and the line has to be drainable.
Grading is the third. Water has to move away from the new slab, which sometimes means regrading a section of yard or adding a drain. Skipping this is how a garage floor ends up wet every spring. Stick framed or post frame
Two construction methods dominate here and they suit different owners. A stick-framed garage sits on a poured foundation with conventional studs and trusses, matching how the house was built. A post-frame building, the pole barn method, sets treated posts into the ground or onto brackets and hangs the walls from horizontal girts.
Post frame is cheaper per square foot and goes up faster, and for a large outbuilding with tall doors it is often the right call. Stick framing wins on anything that has to match a house architecturally, anything you may finish and heat later, and anything in a neighborhood with an association or a design ordinance. Because a stick-framed garage insulates and finishes cleanly, it is the version worth building when the long-term plan includes a garage apartment or a detached studio workspace.
Our default recommendation in established neighborhoods is stick framing on a poured slab, because it is what holds value and what a future buyer recognizes. On acreage and rural parcels around Livingston and Monroe counties, post frame frequently makes better sense.
Foundations and the frost line
Michigan frost depth runs roughly 42 inches across our service area, and the footing has to sit below it. A garage built on a shallow slab heaves. The heave shows up as cracked concrete, doors that stop closing square and, on an insulated building, drywall that splits every spring.
Three foundation types work here. A monolithic slab with a thickened edge is common and economical for a standard garage. A frost-protected shallow foundation uses rigid insulation to move the frost line and can save excavation. A full frost wall on footings costs the most and is the right answer for a structure carrying a second story or sitting on poor soil.
Soil conditions decide more than preference does. Clay-heavy lots common around Ypsilanti and parts of Washtenaw County behave differently than the sandier ground elsewhere in the region, and the foundation gets sized to what is actually under your yard.
Sizing it once, correctly
The most common regret is building too small. A garage sized to exactly fit two cars fits two cars and nothing else, and the bicycles end up outside again within a year. Depth matters as much as width, because a modern pickup is longer than the twenty-foot bay most older garages were built to.
- Two cars, comfortably. Twenty-four by twenty-four gives room to open doors and walk around a vehicle.
- Two cars and storage. Twenty-four by thirty adds a genuine work and storage zone at the back.
- Two cars and a shop. Thirty by forty separates the work area from the parking area.
- Height for a lift or a loft. Taller walls at framing cost far less than adding them later.
- Door width. One sixteen-foot door or two nine-foot doors, decided by how you actually park.
Owners who expect the building to hold a workshop, a home gym or an eventual apartment should size for that now. Build the shell you will want in ten years, then finish the inside on your own schedule. Adding width to a framed and roofed building later costs several times what it costs during the original build.
Zoning, lot coverage and setbacks
Detached accessory structures have their own rules, separate from the ones governing the house. The four that decide feasibility are the side and rear setback, the maximum height, the maximum footprint for an accessory building, and total lot coverage across all impervious surfaces.
Lot coverage is the one that catches people on small urban parcels. A house, a driveway, a patio and a new garage can push a lot past its allowed percentage even when each piece looks reasonable alone. Corner lots carry a second front setback that surprises owners. Building it so it can become something else
A detached garage is the easiest structure on a property to repurpose, and a handful of decisions made during construction preserve that option cheaply. Nine-foot walls instead of eight. Trusses rated for a future floor load if a loft is even possible. A conduit and a larger subpanel run at trenching time. A water line stubbed and capped.
Together those add a modest amount to the original build and save a large amount later. How long it takes
A standard detached garage runs eight to fourteen weeks on site once permits are issued, and the concrete work sets the schedule. Footings and slab need workable ground and temperatures, which in Michigan means the window realistically opens in April and closes in November unless the contractor is willing to blanket and heat.
Permitting runs three to six weeks for a by-right structure. Anything needing a variance for setback, height or coverage adds two to four months, because variance requests wait on a scheduled board meeting. Design starting in winter is what produces a spring build.
Questions homeowners ask
Detached or attached? Detached almost always costs less to build and permits more easily, since there is no shared wall to fire-rate and no roof to tie in. Attached wins only on convenience in winter.
Can I heat a detached garage? Yes, and a ductless unit is the usual answer since running ductwork from the house across a yard is impractical. It needs to be insulated first or it will never hold temperature.
Do I need a permit for a small one? Most jurisdictions here exempt very small accessory structures from a building permit but still apply zoning setbacks. A garage is almost always over the threshold.
Will it match my house? A stick-framed garage can match siding, roof pitch, trim and window style closely enough that it reads as original. That match is the main argument for stick framing over post frame in a neighborhood.
Doors, windows and how much light gets in
Door selection drives daily use more than any other choice in a detached build. Width, height, insulation value and opener type all get decided against how the building is actually used rather than against a catalog default.
One sixteen-foot door gives flexibility for wide vehicles and trailers and costs less than two openings. Two nine-foot doors let one bay stay closed while the other is in use, which matters in winter, and a failure takes out half the garage instead of all of it. Height is the choice people regret: a standard seven-foot door blocks a roof rack, a truck cap or any future lift, and going to eight or nine feet at framing costs far less than modifying a header afterward.
Windows are worth more than their cost. A garage with only a door opening is dark whenever the door is closed, and a single row of windows on the side wall or a pair of gable end windows changes how usable the building is. Where the plan includes finishing the space later, window placement gets set during framing against the room layout that will eventually exist, not against the empty shell.
Electrical, lighting and planning for the shop you will want
The default detached garage gets one circuit and a couple of fixtures, and it is not enough for anything beyond parking. Running a subpanel at trenching time is the single highest-value upgrade available during construction, because the trench is already open and the incremental cost is small.
A subpanel supports a compressor, a welder, a heat pump, an electric vehicle charger and shop lighting without the voltage drop that plagues a long single circuit. It also means future work happens inside the building instead of starting with another trench across the yard. Vehicle charging in particular is worth planning for even if there is no electric vehicle today, since the conduit costs almost nothing now and a retrofit costs real money.
Lighting deserves specification rather than default. A parking space needs a fraction of the light a work surface does, and layering general ceiling light with task lighting over a bench produces a building people use after dark. Roof, siding and matching the house
A detached garage that matches the house is a design decision made at four points: roof pitch, roof material, siding profile and trim detail. Getting all four close is what makes an outbuilding look original to the property rather than dropped onto it.
Pitch matters most from the street, because a garage roof at a visibly different angle from the house roof reads as an addition no matter what it is clad in. Where the house has a distinctive roofline, matching it costs a little more in framing and pays for itself in how the property presents. Siding is easier, since most profiles remain available, and where the house siding has weathered we look at whether a full elevation refresh makes more sense than a match that will never quite land.

Drainage, grading and what happens in spring
A detached garage introduces a new roof and a new slab to a yard that was already moving water somewhere, and the water does not disappear because a building is now in its path. Getting this right is what separates a dry garage from one with a wet floor every March.
Three items handle it. Gutters and downspouts on the new roof, discharging far enough from the foundation that the water does not return. Grading that falls away from the slab on all four sides, which sometimes means reworking a section of lawn. And, on lots that already hold water, a drain line carrying roof and surface water to daylight or to an existing system.
Clay soils common through parts of Washtenaw and Wayne counties hold water rather than absorbing it, which makes grading more important here than the same detail would be on sandy ground.
