Garage conversion in Southeast Michigan

A garage conversion turns space you already heat the outside of into space you actually live in. The foundation is poured, the walls are framed and the roof is on, which is why converting costs less per square foot than building new. Most homeowners arrive at this project the same way. The garage holds a lawn mower, four bicycles and a chest freezer, the cars have lived in the driveway for six years, and somebody in the house needs a room. That is a good candidate. The bad candidate is a homeowner who wants the room and still wants the cars inside, because that math never works without also building.

What a garage conversion costs

Garage to living space conversions in this market run $150 to $400 per square foot, with a national average near $110,000 for a full conversion that includes a bathroom and a kitchenette. A single bay of about 240 square feet lands near $36,000 to $96,000. A two-car bay of about 360 square feet lands near $45,000 to $120,000. The spread inside those ranges is not vague. It is driven by four things: whether you add plumbing, whether the electrical panel has capacity, how far the slab sits below the house floor, and whether the space needs its own heat. A conversion with no plumbing and an existing panel that can carry the load sits at the bottom. Add a full bathroom and a panel upgrade and you are at the top.

Why the existing structure counts for less than you think

Homeowners assume the foundation and roof are most of the cost, so converting should be most of the savings. The structure is real value, but a garage was built to different standards than a room. The slab has no insulation under it and usually slopes toward the door. Walls may be framed at 24 inches on center with no insulation. There is often no vapor barrier and no subfloor. Bringing all of that to residential code is where the budget goes.

The honest version is that you save the shell and pay for everything inside it. That is still a meaningful saving against a ground-up home addition, which has to buy footings, framing and roofing before a single room exists. It is simply not the ninety percent discount people expect walking in.

What has to happen to the floor

The slab is the part of a conversion that surprises people. A garage slab is poured at a slope, typically an inch of fall over ten feet, so water runs out the door. It also sits three to eight inches below the house floor, and it has no insulation beneath it, which in Michigan means a cold floor for the life of the room.

The fix is a raised floor system. Sleepers or a framed platform go over the slab, rigid foam fills the cavity, and a subfloor goes on top, leveled to match the house. That gains you a warm, flat floor and a place to run plumbing and wiring. It costs you three to six inches of ceiling height, which matters if the garage ceiling was already low. Measure before you commit, because a finished ceiling under seven feet fails code in most jurisdictions here.

Heat, insulation and the Michigan winter

A converted garage that taps into the existing furnace is often the wrong answer. The system was sized for the house as it was, and adding 360 square feet of poorly insulated space at the end of a duct run gives you a room that never warms up and a house that runs longer to compensate.

Two approaches work here. A ductless mini-split serves the converted space on its own thermostat, which is efficient and keeps the room independent. Or the furnace gets evaluated for spare capacity and the ductwork is extended properly. Air sealing matters as much as insulation. A garage has a large door opening, a slab edge and often a bare rim joist, all of which leak. Sealing those before insulating is what separates a room that holds temperature from one that costs money every month. The same principle drives the work described on the basement insulation page.

Where the garage door was

Closing the door opening is the most visible decision in the project, and the one that determines whether the finished house looks converted or looks designed. The opening is eight to sixteen feet wide with a header above it, and how you fill it is a facade decision, not a framing one.

Filling it with a wall and a single small window is the cheap answer and it reads as a former garage from the street forever. Better options treat the opening as an opportunity: a wide window unit that matches the home’s other windows, a set of French doors if the space opens to a yard, or a sliding door for a room that functions as a studio. Resale deserves a plain answer. In neighborhoods where every house has a garage, removing yours can cost you buyers. In dense older neighborhoods around Ypsilanti and Ann Arbor, where street parking is normal and square footage is scarce, the trade usually runs the other way. What people convert garages into

The end use drives almost every technical decision, so it gets settled before design starts.

What the proposal includes, and what it leaves out

Every Wright’s proposal for a conversion is written as line items, not a single number. You see the floor system, the insulation package, the electrical, the mechanical, the door infill and the finishes as separate costs, because that is the only way to make an informed trade when the budget is tight.

What a proposal excludes is stated as plainly. Septic or sewer capacity, a service upgrade the utility has to schedule, and asbestos or lead work in homes built before 1978 are all handled as allowances or carve-outs rather than buried in a lump sum. Permits, setbacks and the parking question

A conversion is a change of use, and it needs a permit everywhere in our service area. Plans are reviewed against ceiling height, egress, light and ventilation, insulation values, smoke and carbon monoxide alarms, and the separation between living space and any remaining garage.

The item that stops projects is off-street parking. Many local ordinances require a set number of off-street spaces per dwelling, and converting the garage can put a property out of compliance even when the driveway holds four cars. How long a conversion takes

A conversion without plumbing runs six to ten weeks on site once permits are issued. Add a bathroom and a kitchenette and it runs ten to sixteen. Design and permitting ahead of that takes four to ten weeks depending on the jurisdiction and whether zoning relief is needed.

Winter is a reasonable time to do this work, which is not true of most exterior projects here. The shell is already closed in, so once the door opening is framed and sheathed the crew is working inside. Questions homeowners ask

Will I lose value by removing the garage? It depends on the block. Where every comparable home has covered parking, expect a discount. Where lots are small and square footage is short, added living area usually wins. We look at recent comparable sales in your area before you decide.

Can I convert part of the garage and keep a bay? Yes, and it is common. A fire-rated separation is required between the living space and the remaining garage, and the remaining bay still has to satisfy the parking ordinance.

Does the ceiling height work? Measure from the slab to the lowest framing. Subtract three to six inches for the new floor and one to two for the finished ceiling. If that leaves less than seven feet, the project needs a different approach, sometimes a roof change.

Electrical capacity, the item that resets a budget

A garage was wired for a light, an opener and a couple of outlets. A finished room needs receptacles at code spacing, lighting on its own switching, arc-fault protection, and enough capacity to carry heat if the plan uses electric heat or a heat pump. That load has to come from somewhere.

Older homes across our service area often run a one hundred amp service, and a good share of them are already close to full. Adding a conditioned room can push a panel past what it can carry, and the fix is either a subpanel fed from spare capacity or a full service upgrade coordinated with DTE. A service upgrade is scheduled by the utility rather than by us, which is why it is priced as an allowance and flagged in the first week.

Checking the panel early costs nothing and changes plans. A homeowner who learns in February that the project includes a service upgrade can budget for it. One who learns it during rough-in is choosing between a delay and a compromise. The same sequencing logic runs through the design-build page.

The driveway, the apron and the front elevation

Removing a garage door leaves a driveway that runs to a wall, and that is the detail that tells the street what happened. Handling it is part of the project rather than something to sort out later.

The usual approach cuts the apron back, leaving parking depth where it is useful, and converts the remainder to lawn, planting beds or a patio. Where the converted room opens to the front, a walkway and a small landing turn the former drive into an entry rather than a dead end. Where the room faces the back, the driveway can end in a parking pad and the front reads as a normal facade.

Matching materials matters more than the layout does. Siding that is close but not identical, trim reveals that do not line up and a window head height that misses the neighbors on the same wall are what make a conversion visible from the curb. Living in the house while it happens

An attached garage conversion is one of the less disruptive projects of its size, because most of the work happens behind a wall you already do not live in. The doorway between the garage and the house gets sealed with a temporary barrier during demolition and framing, and the crew works from the exterior opening.

Two moments do reach into the house. Tying new circuits into the panel means power off for part of a day. If the conversion touches the furnace or ductwork, heat goes down for a short window, which is worth scheduling outside a cold snap.
