Light fixture installation
Light fixture installation is one of those jobs that looks like twenty minutes on a video and turns into an afternoon on a ladder with the power off and no idea which of four wires is the traveler. Swapping a fixture is not the hard part
Taking the old one down is easy. What slows the job is everything behind it. A box that was never rated for weight. Aluminum branch wiring in a house from the late sixties. A ceiling that has no blocking within a foot of the opening. Cloth insulation that crumbles when you touch it. None of that is visible until the old fixture is off the ceiling.
What we handle at an existing box
Like for like replacement at a location that already has a fixture, switch or receptacle. Bracing or replacing a box so it carries the new load. Setting the new device, testing it and putting the room back. That covers the large majority of what people call us about, and it is finished the same day.
Where we stop and call an electrician
New circuits, service changes, panel work and anything that needs an electrical permit go to a licensed electrical contractor. So does aluminum branch wiring, knob and tube, and any box that is hot when it should not be. We keep a short list of people we use and we will hand you one rather than improvise. The published list of work we do not take says the same thing in writing.
Ceiling fans and the box that will not hold one
This is the most common failure we get called to correct, and it is usually somebody else’s work. A ceiling fan is a moving load of thirty to fifty pounds, and a standard lighting box is rated for far less. Hung from the wrong box, a fan wobbles, loosens the screws over a season and eventually comes down. Ceiling fan installation starts by confirming the box is fan rated and bracing it when it is not.
Height and blade span matter in rooms with eight foot ceilings, which is most of the post war housing in Wayne and Oakland counties. A flush mount unit clears the room properly where a downrod would not. If the existing switch has no separate control for the fan and the light, say so when you call, because that changes what we bring.
Replacing what is already there
Light fixture replacement covers the dining room pendant, the hallway flush mount, the vanity bar and the exterior sconces that have filled with water. Fixture height over a table and scale relative to the room are the two things homeowners get wrong most often, and we will tell you before the box is opened if what you bought is too small for the space.
Recessed lighting installation is a bigger job in an existing ceiling. Modern canless units fit through a small hole and need very little depth, which makes them workable in a finished room. Joist locations still decide the layout, so a perfectly even grid is not always available. We lay it out with you before cutting anything.
What we confirm before any ceiling gets cut:
- Joist direction and spacing, which sets what layout is actually possible
- Insulation type above, since contact rating differs by fixture
- Whether there is a room, an attic or a roof deck on the other side
- The existing switch loop, and whether dimming is part of the ask
- Ceiling material, because plaster and drywall cut very differently
Task lighting where people actually work
A kitchen with one ceiling fixture puts the cook in their own shadow at the counter. Under cabinet lighting fixes that for less than almost anything else you can do in that room. Where an existing outlet is available inside a cabinet, the run stays concealed and no new circuit is involved.
Ventilation over the range often comes up in the same conversation, and range hood installation handles a replacement at an existing duct. Bathrooms have their own version of the problem, where a single overhead fixture lights the top of your head and nothing else. Outlets, switches and the one that stopped working
Outlet and switch replacement is the quiet safety job on this page. Receptacles wear out. A plug that falls out of the wall under its own weight has lost tension in the contacts, and a loose contact is a heat source. In houses built before the mid seventies we also find ungrounded two prong outlets that somebody replaced with three prong devices without adding a ground, which looks safe and is not.
When something has already quit, dead outlet diagnostic traces it. Most dead receptacles in this area are not a wiring failure at all. They are downstream of a tripped protective device somewhere else in the house, frequently in a garage or a bathroom nobody uses. If the cause turns out to be a circuit problem rather than a device, that is where we stop and bring in an electrician.
Ground fault protection where water is
Kitchens, bathrooms, laundry rooms, garages, unfinished basements and every exterior receptacle are supposed to have ground fault protection. Plenty of Southeast Michigan houses predate that requirement and never got updated. Ground fault outlet installation puts protection at the first device on the circuit, which covers everything downstream of it.
It is a short visit and it is the kind of thing a home inspector writes up. If you are preparing to sell, this shows up alongside detectors and handrails on nearly every report, which is why it is bundled into our pre listing repairs and inspection repair work.
Detectors, and the ones with dead batteries
Smoke alarms have a service life of ten years from the date stamped on the back, and carbon monoxide alarms are shorter. After that the sensor degrades whether or not the unit still chirps. Most houses we walk into have at least one alarm well past date and at least one with the battery removed because it went off during cooking. Smoke and carbon monoxide detector installation replaces the whole set and puts them where they belong.
Placement is half of it. Alarms need to be outside every sleeping area, on every level including the basement, and away from the kitchen far enough to stop nuisance trips. Doorbells, thermostats and the small connected devices
A mechanical doorbell fails at the transformer or the button far more often than at the chime, and doorbell repair and replacement starts there. Going to a video unit is a different job, because most of them need more power than an old transformer supplies. Smart thermostat installation runs into the same issue from a different direction. Many of these need a common wire, and plenty of Michigan houses with older furnaces do not have one at the thermostat. We check before we sell you the visit. The electrical work that needs a licensed contractor
Some of the most requested electrical upgrades in Southeast Michigan are not fixture work at all. An electrical panel upgrade, a dedicated circuit for an electric vehicle charger, a standby generator installation or a ductless mini split all involve permitted work by a licensed trade.
We coordinate those rather than perform them. That means we scope the job, bring in the licensed contractor, handle the carpentry and drywall around it and stay accountable for the finished result. You get one point of contact instead of three, and you get told plainly who is doing which part and under whose license.
Light for eyes that are older than the house
A sixty five year old eye needs roughly two to three times the light a twenty five year old eye needs to read the same page. That single fact explains a lot of the calls we take from families helping a parent stay in their house. The problem is almost never the parent. It is a hallway with one bulb, a stair with no light at the bottom and a bathroom lit from behind.
Lighting is usually the cheapest item on any aging in place modifications list and the one with the most immediate effect. Motion activated fixtures at the top and bottom of stairs, a switch at both ends of every hallway, and brighter and warmer sources at the vanity do more for confidence at night than most of the hardware people buy first.

How a lighting visit actually runs
Send a photo of the existing fixture, the switch that controls it and the box if you can see it. Tell us what you bought or ask us to spec it. We come back with a written scope and a flat price. On site the circuit goes off at the panel, gets verified dead, and the work happens. Everything is tested before we leave and the packaging goes with us.
Sometimes we open a box and find a reason to stop. Aluminum conductors, a scorched neutral, a junction buried behind drywall with no access. Where we work across Southeast Michigan
Crews run out of Ypsilanti and cover Washtenaw, Wayne, Oakland, Macomb, Livingston and Monroe counties. House age predicts most of what we find. Prewar homes in Ann Arbor and Ypsilanti often have plaster ceilings and undersized boxes, so a fixture swap sometimes becomes a box replacement before anything else can happen.
Ranches and colonials in Livonia, Westland and Taylor are usually straightforward, with drywall ceilings and accessible attics above the top floor. Newer construction in Novi tends to be fine electrically and short on light where people actually use the room.
Split levels and mid century ranches across Royal Oak and the older Oakland County suburbs have a recurring quirk worth knowing about. Many were built with switched receptacles instead of ceiling fixtures in the living room and bedrooms, because a lamp plugged into a wall outlet was the original design. Adding an overhead light there is a new box and a new run, which is licensed work rather than a swap.
Finished basements are the other pattern we see repeatedly. A dropped ceiling gives easy access and terrible light, and swapping the panels around new fixtures is a short job with a large result.
