The cheapest thing in your bathroom protects everything else in it

Bathroom lighting and ventilation is where a few hundred dollars decides whether a twenty-five thousand dollar bathroom lasts. A complete exhaust system, properly sized and properly ducted, runs $370 to $1,050 installed. Mold remediation runs $2,000 to $6,000. Framing repair from chronic moisture runs $3,000 to $8,000. Ceiling and paint repair below a leaking bathroom runs $500 to $1,500.

That is the entire argument, and it is why we will not build a bathroom around a builder-grade fan. The itemized version: a quality low-noise fan unit runs $120 to $300, insulated ductwork $100 to $300, the exterior termination cap $50 to $150 plus $100 to $250 to install it, and the electrical connection and switch $100 to $200 basic or $150 to $300 with a timer or humidity sensor.

Lighting runs alongside it and is the other half of why a bathroom either feels finished or feels like a builder left. Those are market figures rather than a quote.

How big the fan has to be

Michigan code sets fifty cubic feet per minute as the floor for a bathroom under a hundred square feet. That is a minimum, not a target, and it is why so many bathrooms have a fan that technically complies and does nothing.

The working rule is one CFM per square foot of floor area. A sixty-square-foot bathroom wants sixty CFM. A room with a steam shower or a large soaking tub wants one and a half CFM per square foot, because there is far more moisture to move. Then add ten to twenty percent on top of whatever that calculation gives you, to cover the airflow you lose to the ductwork between the fan and the outside.

Noise is the specification that decides whether the fan gets used, and it is measured in sones. One sone is barely audible. Three sones is conversation-level background noise. Above four sones is loud enough that people stop turning it on, which makes the whole system worthless. We specify in the 0.3 to 1.0 sone range at eighty to a hundred and fifty CFM, and the difference between that and a big-box fan is about a hundred and fifty dollars.

The duct is where most installations fail

A perfect fan on bad ductwork moves almost no air. Four rules cover it.

The duct diameter matches the fan outlet. A four-inch fan gets four-inch duct, a six-inch fan gets six-inch duct, and necking a six down to a four to reuse an old run wastes the fan you just paid for. The material is rigid metal or insulated flexible duct rated for the job. Standard dryer vent hose has too much internal resistance and is the single most common thing we find in older installations.

Every ninety-degree elbow costs roughly fifteen feet of equivalent duct length in airflow. That means a fan ten feet from the exterior with four elbows in the run is performing as though it were seventy feet away. Straighter is dramatically better, and it is worth moving the fan location during design to get it.

Where the duct crosses an unconditioned attic or crawl space it gets R-6 or R-8 insulation. An uninsulated duct in a near-zero-degree Michigan attic condenses on the inside, the water runs back down and drips through the fan housing into your ceiling, and the homeowner reasonably concludes the roof is leaking. And the duct terminates at a roof cap or a sidewall cap. Venting into the attic is a Michigan building code violation and the most expensive shortcut in this trade.

Controls, because a fan you have to remember is a fan you forget

Moisture needs about twenty minutes of exhaust after a shower to clear. Nobody stands in a bathroom for twenty minutes after they leave it, which is why a plain wall switch is the weakest link in an otherwise good system.

A timer switch costs $25 to $60 for the switch plus $50 to $100 to install, and it runs the fan for a set period after you walk out. A humidity sensor costs $80 to $150 and does better: it starts the fan when relative humidity climbs past around sixty percent and stops when the room is dry, whether anyone touched a switch or not. In a bathroom used by kids or guests, the sensor is the version that actually works.

One control note for a steam room. The exhaust runs after the session rather than during it, so the switching gets designed alongside the generator controls rather than bolted on.

Lighting in three layers

Most bathrooms have one fixture over the mirror or one in the middle of the ceiling, and both put your own shadow exactly where you need to see. Good bathroom lighting is three jobs on separate switches.

Ambient light fills the room and can come from a ceiling fixture or from recessed cans placed toward the walls rather than dead center. Task light is the one that matters at the mirror, and it wants to come from the sides at roughly eye level, flanking the mirror, rather than from above. Sconces or vertical fixtures at about sixty-five inches off the floor light a face evenly. A single bar above the mirror puts shadows under the eyes and the nose, which is why bathroom mirrors so often feel unflattering.

Accent light does the shower, a niche, a tub alcove or a toe kick. Anything inside a shower or above a tub needs a damp-rated or wet-rated fixture, which is a code requirement rather than a preference. And every layer gets a dimmer, because the light level you want at seven in the morning is not the level you want at two.

Specify 2700K to 3000K for warm white and a color rendering index of ninety or better. Below ninety, makeup and paint colors read wrong and you will not be able to say why. Bigger schemes are covered on specialty lighting design, and smart controls add scenes and schedules.

What Michigan does to a bathroom

Two climate facts drive the whole specification. In January the difference between the inside of your bathroom and the outside face of an exterior wall regularly exceeds seventy degrees, and that gradient condenses moisture on cold surfaces whether anyone showered or not. In July outdoor humidity runs above seventy percent, and indoor levels sit at fifty-five to sixty-five even with air conditioning running.

Mold becomes active above eighty percent relative humidity. A bathroom with a fifty-CFM fan and a long flexible duct hits that every day it gets used, and the first evidence is dark grout in the corners and paint peeling at the ceiling line. Neither is a tile problem or a paint problem.

Older housing stock adds a wrinkle. In pre-1950 houses around Ypsilanti and Ann Arbor there is often no bathroom fan at all, because the original design relied on an operable window. A window is not ventilation in February, when nobody opens it. Those bathrooms need a fan run added, and the routing is the design problem: through a plaster ceiling to a roof cap, or through the rim joist to a sidewall cap on a first-floor bath.

What to look at before you spend anything

Five checks, all free.

  • Hold a square of tissue to the fan grille while it runs. If it does not hold, the fan is not moving meaningful air.
  • Go into the attic and find where the duct ends. If it ends in the attic, that is the whole problem and it is a code violation.
  • Count the bends in the duct run, because each ninety costs about fifteen feet of performance.
  • Look at the grout in the shower corners and the paint at the ceiling line, which is where inadequate exhaust shows first.
  • Stand at the mirror and look at where the light comes from. If it is only overhead, the task layer is missing.

Then check the switch. A single switch running both the light and the fan means the fan only runs while someone is in the room, which is exactly backwards. Separating them and adding a timer or a sensor is often a one-day job with a disproportionate result, and it is the cheapest item on the Michigan bathroom cost list. Questions we get asked

Can the fan and the light be one unit

They can, and the combination units at the quality level we specify are fine. What matters is that they are on separate switches, so the fan can run after the light goes off. A combo unit wired to a single switch defeats the purpose.

Is a window enough

No, and Michigan is the reason. A window works in July and gets left shut from October to April, which is exactly when the temperature differential is putting condensation on your walls. Code may permit it in some circumstances; the building does not care what code permits.

How much does adding a fan cost in a bathroom that has none

Most of the range depends on the duct route rather than the fan. A first-floor bathroom on an exterior wall can often go through the rim joist inexpensively. A second-floor interior bathroom needs a run to a roof cap, and in a plaster house that means patching. Expect the upper end of the $370 to $1,050 band plus finish repair.

Will better lighting make a small bathroom feel bigger

More than paint will, and by a wide margin. Lighting the walls rather than the floor, and putting light at the mirror instead of above it, changes how a small bathroom reads more than any single finish choice.

What is in the price and what is not

A Wright’s bathroom lighting and ventilation budget includes the fan and its housing, the full duct run in rigid or insulated flex with the correct diameter, the exterior roof or sidewall cap and its flashing, the switching including timers or humidity sensors, all fixtures specified in the drawings, damp or wet rated housings where code requires them, dimmers, circuit work and panel additions the plan needs, permits and electrical inspection, drywall or plaster patching, paint touch-up, and daily photo updates.

It does not include a service upgrade if the utility requires a new drop, knob-and-tube replacement beyond the work area, or roof repairs if a cap installation reveals decking problems. Those come to you as a written change order with the cost and the schedule effect attached. Where a bathroom is being rebuilt entirely, the fan and the lighting plan get folded into the bathroom upgrade scope rather than priced twice, and material choices interact with the countertop and mirror selections rather than being made afterward.
