Garage renovation in Southeast Michigan

A garage is the cheapest square footage on most properties, and in Michigan it is also the hardest working. It parks cars through five months of salt and snow, absorbs the bicycles and lawn equipment that have nowhere else to go, and on a good number of lots it is the only part of the house with room left to grow. Most homeowners arrive with one of three questions. Can I get more covered space. Can I turn what I have into a room. Or can I make the building I already own usable in February. Those are different projects with different budgets, and the pages below go deep on each one.

Where to start, by what you are trying to do

Every garage project we run falls into one of six paths. Each has its own page with real costs, the code requirements that apply here, and what the schedule looks like.

Running underneath all six is the question of what your parcel actually allows, which is covered on the garage permits and foundations page. That is the page to read first if your lot is small, your setbacks are tight or you are converting away covered parking.

What garage work costs in this market

Building new and converting existing are priced differently, and comparing them on a single number hides the trade.

New construction runs by size. A one-car garage lands between $15,000 and $35,000, a two-car between $25,000 and $60,000, and a three-car between $30,000 and $80,000. Underneath those, a concrete slab foundation runs $6 to $14 per square foot, framing $11 to $30, roofing $4 to $16, siding $4 to $15 and insulation $1 to $4. Doors and openers add $1,000 to $4,400 per bay.

Conversions run by finish rather than by size. Garage to living space work in this market runs $150 to $400 per square foot, with a full conversion including a bathroom and kitchenette averaging near $110,000. A single bay near 240 square feet lands between $36,000 and $96,000. A two-car bay near 360 square feet lands between $45,000 and $120,000.

The Michigan details that decide whether it lasts

Three things separate garage work that holds up here from work that fails in the third winter, and none of them are visible once the project is finished.

Footings have to bear below the frost line, which runs roughly forty-two inches across our service area. A structure founded shallow heaves as the ground freezes and thaws, and the damage shows up as cracked slabs, doors that stop closing square and split drywall in anything finished.

Water has to move away from the building. A new roof and a new slab change how a yard drains, and on the clay soils common through parts of Washtenaw and Wayne counties that water does not soak away on its own. Gutters, grading and sometimes a drain line are part of the scope rather than an upsell.

Vapor control has to run in the right direction. In this climate the retarder belongs on the interior, the warm side of the insulation. Reversed, it traps moisture inside the assembly, and in a building that already sees wet vehicles and snowmelt the result is mold in the cavity and rust on anything stored against a wall.

Conversions and the parking question

The single most common reason a garage conversion stalls is not budget or code. It is off-street parking. Many local ordinances require a set number of off-street spaces per dwelling, and giving up the garage can put a compliant property out of compliance even when the driveway holds four cars.

We check that in the first week, before drawings, because it is the item that decides whether the project is possible at all. Where the rule blocks a full conversion, keeping one bay and converting the other is frequently the workable version, with a fire-rated separation between the two.

Resale deserves a plain answer as well. On a block where every comparable home has covered parking, removing yours can cost you buyers. In dense older neighborhoods around Ypsilanti and Ann Arbor, where street parking is normal and square footage is scarce, the trade usually runs the other way. What a garage can become

The end use drives nearly every technical decision, so we settle it before design starts rather than after. A room with no plumbing is a different project from one with a bathroom, and a dwelling is a different project from either.

Offices and studios are the lightest lift, since no plumbing is involved and the main work is envelope and electrical. Related pages sit at home office and detached studio workspace. Housing a family member is the most involved version, and it usually pulls in accessibility and privacy requirements at the same time. Attached, detached, or connected by a breezeway

Attached garages win on convenience in bad weather and lose on nearly everything else. They need a fire-rated separation from living space, a roof tie-in that has to be flashed correctly, and they consume side-yard setback that a detached building often does not.

Detached construction gives placement freedom on the lot, no shared wall, no exhaust or vibration against a bedroom, and a footprint that can grow later without touching the house. It is the version we recommend on most properties, and the reasoning is laid out on the detached garage page.

A breezeway splits the difference, connecting the two structures with a covered walk while keeping them separately framed. It costs more than either option alone and it solves the winter complaint without creating the shared-wall problems. On the right lot it is the best answer available.

Building it so it can become something else

A garage is the easiest structure on a property to repurpose, and a small number of decisions made during construction preserve that option cheaply. Nine-foot walls rather than eight. Roof framing rated for a future floor load. A conduit and a larger subpanel run while the trench is already open. A water line stubbed and capped.

Together those add a modest amount to the original build and save a large amount later. Owners who skip them find that converting the building means opening the foundation and the roof, which is a different project at a different price. None of them commit you to anything.

What the proposal includes, and what it leaves out

Every Wright’s proposal is written as line items rather than a single number. Foundation, shell, doors, envelope, mechanical, electrical and finishes are priced separately, because that is the only way to make an informed trade when the budget is tight. You can hold the flooring allowance and spend on a better door, and see exactly what that costs.

What a proposal excludes is stated as plainly as what it includes. Utility company work on a service upgrade, permit and application fees, survey costs, and asbestos or lead work in structures built before 1978 are handled as pass-through allowances with the actual invoice attached. How long garage projects take

A detached garage runs eight to fourteen weeks on site once permits are issued, and concrete sets that schedule. Footings and slab need workable ground, which in Michigan means the window realistically opens in April and closes in November.

Conversions run differently, and better. A conversion without plumbing runs six to ten weeks. Add a bathroom and a kitchenette and it runs ten to sixteen. Because the shell is already closed in, this is good winter work, and homeowners who start a conversion in January often see a faster schedule than the same project would get in June.

Permitting is the variable that swamps both. By-right work permits in three to six weeks. Anything needing a variance adds two to four months, because it waits on a monthly board calendar rather than on review time.

Living with the work while it happens

Garage projects disrupt a household less than most renovations of the same size, because the work happens in a space nobody lives in. On an attached conversion the doorway to the house gets sealed behind a temporary barrier during demolition and framing, and the crew works from the exterior opening instead of tracking through the kitchen.

Two moments do reach inside. Tying new circuits into the panel means power off for part of a day. Where the project touches the furnace or ductwork, heat goes down for a short window, which is worth scheduling outside a cold snap. Both are on the schedule at the start rather than announced the morning of.

The item worth planning for is displacement of what the garage currently does. Households that keep a freezer, a laundry setup or the mudroom function out there need somewhere for those to go for the duration, and that plan is part of the preconstruction conversation rather than a problem discovered in week two.

Questions homeowners ask

Is it cheaper to convert or to build? Converting is cheaper per square foot, because the slab, walls and roof exist. It is not the ninety percent discount people expect, since a garage was built to different standards than a room and bringing it up is where the budget goes.

Can I keep one bay and convert the other? Yes, and it is common. The remaining bay needs a fire-rated separation from the new living space and still has to satisfy any parking requirement.

Do I need a permit? For a garage, almost always. Conversions additionally trigger a change of use, which brings a fuller review of egress, ceiling height, insulation and alarms.

Can a detached garage be heated? Yes, and a ductless system is nearly always the answer, since running ductwork across a yard is impractical. It has to be insulated first or it will never hold temperature.

Sizing a garage once, correctly

The most common regret in garage work is building too small. A structure sized to exactly fit two cars fits two cars and nothing else, and within a year the bicycles are back outside. Depth matters as much as width, because a modern pickup is longer than the twenty-foot bay most older garages were built to.

Twenty-four by twenty-four holds two vehicles with room to open doors and walk around them. Twenty-four by thirty adds a real storage and work zone at the back. Thirty by forty separates a shop from the parking entirely. Wall height is the dimension people forget, and taller walls at framing cost a fraction of what adding them later does.

Door configuration follows how you actually park. A single sixteen-foot opening handles wide vehicles and trailers for less than two openings cost. Two nine-foot doors let one bay stay closed while the other is in use, which matters in January, and a failed opener takes out half the building rather than all of it.

Moisture, storage and the things that rust

A large share of the garage calls we take are described as insulation problems and turn out to be moisture problems. Tools rusting, a damp smell, water beading under the roof deck in January, cardboard going soft at the bottom of the stack.

Three sources feed it. Vehicles carry in snow and road salt that melts on the slab and evaporates. The slab itself wicks ground moisture upward where there is no vapor barrier beneath it, which older pours often lack. And on an attached garage, humid air leaks out of the house through the shared wall.
