Minor plumbing repair is the work that sits between a homeowner with a wrench and a plumbing contractor with a minimum charge. A valve that will not close. A spigot that split over the winter. What the word minor is doing in that name

The line matters, so we draw it in public rather than on the phone after you have already waited a week. Our carpenters and maintenance crews handle repair and replacement at existing fixtures and existing connections. Work that moves supply lines, opens walls to reroute drains, or touches gas belongs to a licensed plumbing contractor, and we will give you a name rather than a quote.

The calls we take today

Swapping a fixture for another fixture in the same spot. Replacing a valve at the stub out. Clearing a trap or a branch line. Flushing a tank. Getting a hose bibb back to working before it freezes again. None of that requires new rough plumbing, and most of it is finished in a single visit with the water off for under an hour.

The calls that go to a licensed plumber

Anything on the gas side. Main line work at the street. Sewer scoping and excavation. A whole house repipe is scoped and priced as its own project rather than a repair visit. The published list of work we do not take exists so this conversation happens before anybody spends money on a trip charge.

Shutoff valves, the part nobody thinks about until they must

Every toilet and every sink in your house has a small valve under it. In a house built before about nineteen eighty, that valve is often the original, and original valves seize. People find this out at the worst possible moment, standing in water, turning a handle that has decided not to turn. Then the whole house goes off at the main while somebody looks for a wrench.

Shutoff valve replacement swaps those for quarter turn ball valves that actually close. It is the least interesting work we do and the job that has saved our clients the most money. If we are already in a bathroom for something else, ask us to price the valves while we are there.

Where the valves go first, in rough order:

• Toilet supplies, because they run constantly and sit untouched for years
• Kitchen sink, where the cabinet stays damp and corrosion starts early
• Laundry box valves, which fail under the pressure of a washer shutting off
• Water heater cold inlet, the one you need working during a failure
• The main, checked on every visit even when nothing else is wrong

Hose bibbs and the Michigan freeze

This is the most predictable failure in Southeast Michigan and it happens the same way every year. A hose stays connected through November. The frost free spigot cannot drain because the hose holds water in it. The valve body, which sits back inside the warm wall by design, freezes anyway and splits. Nothing leaks in January because ice is plugging the crack.

In April somebody turns on the hose and water pours into a joist bay. Hose bibb replacement before the freeze costs a fraction of the drywall, insulation and flooring repair afterward. We add this to every fall visit as a check, and it is on the list when we winterize the house.

Drips, slow drains and the cabinet that smells damp

A dripping faucet is rarely the faucet. Cartridges wear, seats pit, and aerators clog with the mineral load that comes with most well and municipal water in this area. Faucet repair rebuilds what is worn. When the body itself is corroded or the finish has failed, replacement is the better value, and we handle kitchen faucet replacement and bathroom faucet replacement with a fixture you pick.

Under the sink, the trap and tailpiece are where slow leaks hide. Sink drain repair replaces the assembly and reseats the basket, and drain cleaning handles the branch line when the problem is further along. A cabinet floor that has gone soft usually means this has been happening for a year or more.

Sump pumps and where that water actually goes

Water tables sit high across Washtenaw and western Wayne counties, which is why so many basements here have a pit in the corner. A pump has a service life of roughly seven to ten years and it almost never warns you. The failure shows up during the one spring storm where it mattered. Sump pump installation replaces a pump that is at age, aging, or already cycling oddly.

The discharge line outside is the half of the system people forget. If it ends too close to the house, the pump moves the same water in a circle. If it freezes, the pump runs against a closed pipe and burns out. Sump discharge line repair extends, reslopes or thaws that run so it gets to daylight.

Roof water belongs in this conversation too. Before anybody spends money inside, we look at downspout extension and drainage, since a spout dumping at the wall puts more water against your foundation than any pump can keep up with. That check is standard on a water damage prevention visit.

Water heaters, sediment and the tank you never drain

Michigan water carries enough mineral that a tank heater builds a sediment bed in a few years. The burner or element then heats through that layer instead of through water, which costs efficiency, makes a rumbling noise and shortens the life of the tank. Manufacturers say to drain it annually. Almost nobody does.

A water heater flush takes about an hour and is worth scheduling with other work. If the water itself is the problem across the whole house, chalky glassware and scale at every aerator, water softener installation addresses the cause. We are not a mechanical contractor, so a failed heater goes to one, along with anything on the furnace and air conditioning side beyond routine service.

When a line has already let go

Water leak response is the call after the ceiling has stained or the floor is wet. First job is stopping the water and finding the source, which is frequently not where the damage shows. Water travels along a joist and comes through a light fixture two rooms away from the actual failure.

Once it is stopped, drying and rebuilding is a separate scope. Water damage restoration covers the cut out, the dry down and the repair, and we document everything with photographs while it is still open so your insurer sees what we saw.

Fixtures we swap in kitchens and bathrooms

Plenty of plumbing work is really fixture work. Toilet repair rebuilds a running or rocking toilet, and toilet installation sets a new one with a fresh flange and wax seal. In the kitchen we handle garbage disposal replacement and dishwasher installation, including the supply and drain connections that come with them.

In the bath, shower valve replacement is the job with the most variation. If the existing valve body can be rebuilt through the trim plate, it is a short visit. If it has to come out, someone is opening a wall, and the price and the timeline both change. We tell you which one you are looking at before we start, not after.

Bathroom water that looks like a leak and is not

A surprising share of the water calls we take in bathrooms are not plumbing failures at all. Water is getting past failed caulk at the tub edge, or through grout that has opened at an inside corner, and landing on the subfloor a few inches away from a joint everybody keeps blaming. Bathroom caulking is a short visit that closes the actual path.

Grout does the same thing at a slower pace. Tile repair and regrout pulls the failed joints, resets any loose pieces and seals the field. When the surround itself is past saving, cracked panels or a substrate that flexes underfoot, shower surround replacement is the honest scope rather than a third round of sealant.

Ventilation is the piece people skip. A bath fan that vents into an attic instead of outside puts the same moisture back into the house every day. Bathroom exhaust fan installation sizes the unit to the room and runs the duct where it belongs. We check this on any bathroom call where the ceiling paint is peeling.

Accessibility work that touches the plumbing

A large part of our small job volume comes from families making a bathroom work for somebody who is getting less steady. Much of it involves plumbing at the fixture. A handheld shower conversion swaps the head and valve trim for a slide bar and hose so a person can sit down to wash.

Around it, grab bar installation gets anchored into blocking or studs rather than drywall, and non slip tub treatment handles the surface itself. Send a photo of the fixture and, where you can, the shutoff under it. We give you a written scope and a flat price before anyone drives. Sometimes the honest answer is that a repair is not worth your money. A twenty two year old tank heater with a weeping fitting is not a repair, and saying so costs us a small invoice. Prewar houses around Ann Arbor still have galvanized branch lines in places, and a valve swap there sometimes reveals a pipe that will not take a wrench without giving up.

Well water shows up west of Ann Arbor and north into Howell and the townships around it. Hardness there is high enough that aerators clog in months rather than years, and a heater that never gets flushed loses capacity fast.
