Smart thermostat installation

Smart thermostat installation is a twenty minute job on about two thirds of the houses we visit and a conversation with an HVAC contractor on the rest. The difference is entirely in the wires behind the old thermostat, and you cannot know which house you have until the cover comes off. We fit them on existing low voltage control wiring as part of our smart home starter work, and we stop where the equipment starts.

What a thermostat swap involves

The old unit comes off the wall, the existing control wires get labelled where the previous installer did not bother, the new base plate goes on level, the wires land on the matching terminals and the system gets tested in heat and in cool. Then the schedule gets set with you rather than left on the factory default that nobody keeps. That is the whole job when the wiring cooperates.

The wires behind the old one

A thermostat is a set of switches closing low voltage circuits back to the furnace board. Four wires is common in an older gas furnace with air conditioning. Five is better. Two means a heat only system with no fan control and no power at the thermostat. The count and the colours tell us within a minute whether your chosen device will work on the wiring already in the wall.

The C wire problem

Smart thermostats need continuous power, and that comes from a common wire. Plenty of houses here have four conductors and no common, which is the single most frequent obstacle. The options are a small adapter at the furnace board, a spare conductor in the cable that was never connected, or a new cable run. The first two are quick. The third belongs with the equipment, and it goes to an HVAC contractor.

Where our work stops and an HVAC contractor starts

Work at the thermostat, on wiring that already exists, is ours. Everything below belongs to a licensed heating and cooling contractor, and we hand it over rather than opening a furnace cabinet.

  • Any work inside the furnace, air handler or condenser cabinet
  • Fitting an adapter or jumper at the equipment control board
  • Running new control cable from the equipment to the wall
  • Diagnosing a system that will not fire or will not cool
  • Anything needing a municipal permit and an inspection

Systems that need a closer look

Heat pumps, two stage furnaces, dual fuel systems and anything with a humidifier or a ventilator use more terminals and a different configuration, and a thermostat set up as a single stage gas furnace will run a heat pump badly for years without anyone noticing. Where we see those systems we read the existing wiring against the equipment model before choosing the configuration.

Millivolt, line voltage and the ones we leave alone

Two systems get a flat no. A millivolt wall heater or floor furnace generates its own tiny control voltage and will not drive a smart device. Line voltage electric baseboard heat switches full household voltage at the thermostat and needs a device built for it, which is electrical work. We identify both on sight and tell you before you buy something that cannot be fitted.

What gets checked before the old one comes off

  • Conductor count, colours and what each one is actually doing
  • Whether a common wire exists or a spare conductor is available
  • Equipment type, including heat pump and staging
  • System voltage at the thermostat terminals
  • Wall condition and the footprint of the old unit

The wall behind the old thermostat

Old thermostats were wide, and the new one is usually not. Underneath you find a paint shadow, plaster damage from the original installation and sometimes a hole big enough to feel a draft from. We patch and paint that properly, or fit the trim plate the manufacturer supplies where the damage is larger. A neat wall is half of what you notice afterwards.

Placement, sun and the reading you get

A thermostat reports the temperature where it hangs. On an exterior wall, above a supply register, in direct afternoon sun or beside a stairwell, it reports something the rest of the house never feels. We will tell you when the existing location is the actual problem. Moving it needs new cable, so that is a planned job rather than a swap.

Setting schedules people actually keep

Most of the saving in one of these devices comes from a schedule that matches how your household lives, and most owners never set one. We build it with you at the end of the visit: a setback overnight, a setback when the house is empty, a recovery ahead of the time you get home. Ten minutes of that is worth more than the device.

Winter here, and what a setback is worth

A Southeast Michigan heating season runs roughly seven months, and a house that drops a few degrees overnight and while empty uses noticeably less gas across those months. The effect is largest in an older house with a single zone. It is also why a thermostat on its own is not the whole answer, which is the next section.

Draft sealing, and the rest of the picture

A thermostat controls when the furnace runs. It does nothing about air leaving the house. In an older place, draft sealing and weatherization and a proper fall winterization visit usually return more comfort per dollar than any control upgrade, and they cost less. We will say so even though the thermostat is the thing you called about.

Vacant houses and freeze alerts

A connected thermostat that texts you when an empty house drops below a set temperature is the cheapest insurance against a burst pipe there is. That single feature is why these devices come up so often in snowbird home watch planning and in our water damage prevention work.

Zoned systems and more than one thermostat

Houses with two furnaces, or one system with zone dampers, have a thermostat per zone and a control panel that coordinates them. Replacing one thermostat in a zoned system without understanding the panel is how a house ends up heating the upstairs to run the downstairs. Where we find a zone panel, we fit like for like and bring the contractor in for the rest.

Accounts, apps and what stays yours

We mount it, wire it, test both modes and walk the app with you. You enter your own account details and your own password, and any subscription is yours. We hold no customer credentials. If you would rather run the device with no account at all, most of them still work as a plain programmable thermostat and we will set it up that way.

How long the visit takes

An existing five wire installation is twenty minutes plus the schedule. A four wire house needing an adapter becomes an HVAC referral before it becomes a job. A wall needing patching adds an hour and a return for paint. It pairs well with smart doorbell installation or a new homeowner package so you pay one trip.
