Room painting is bought on colour and judged on preparation. The paint itself is a small part of what you are paying for, and the difference between a room that looks new for eight years and one that shows every flaw by spring is what happened before the first coat. We paint one room at a time as a visit, inside our interior painting service, and we tell you what the walls need first.

What a single room repaint includes

The room emptied or the furniture moved and wrapped, floors covered, hardware and plates removed, walls washed where they need it, holes filled and sanded, everything primed that needs priming, then two full coats cut in at the ceiling, the trim and the corners. Plates back on, hardware back on, floors cleared and the room usable the same evening.

Preparation, which is most of the price

On a wall in good condition, preparation is an hour. On a wall with a dozen filled holes, a former wallpaper edge, a patch somebody sanded badly and two nail pops, it is most of a day. When two painters quote very differently for the same room, this is nearly always the difference, and the cheaper quote usually means the second painter is going to paint over the problems.

Where paint hides nothing

  • Filled holes that were never primed, which flash through
  • Texture that stops at a patch edge
  • Nail pops, which reappear as round blisters
  • Wallpaper seams and adhesive left on the wall
  • Water stains, which bleed through latex within weeks

Two coats, and why one is never enough

One coat over an existing colour looks acceptable while it is wet and patchy once it dries, because coverage is never perfectly even from a single pass. Two coats give the film thickness that makes a wall washable and gives the colour its actual depth. Anybody quoting one coat on a colour change is quoting a different job from the one you asked for.

Sheen, room by room

Flat hides imperfection and cannot be washed. Matte is the sensible default for most walls now, with enough durability to wipe. Eggshell and satin take scrubbing, which suits kitchens, bathrooms, hallways and children rooms, and they show every ripple in the wall under side light. The sheen decision matters more than the brand and it gets made room by room.

Colour, and looking at it in the room

A colour chosen from a chip under a shop light will not be the colour in your room. Paint a large sample directly on the wall, or on a board you can move, and look at it in the morning and at night. North facing rooms in this climate pull everything cooler and greyer than you expect. We will always rather wait a day for that than repaint a room twice.

What gets done before a brush is opened

  • Switch plates, vent covers and curtain hardware removed
  • Floors covered and taped, not draped
  • Walls washed where hands, grease or smoke have reached
  • Holes filled, sanded and spot primed
  • Caulk lines at the trim cut out and replaced where they have split

Ceilings, walls and trim as three decisions

They do not have to happen together, but they are cheaper together because the room is already covered and the crew is already there. Doing walls alone in a room with a dingy ceiling is the most common regret we hear. Where the ceiling has texture or damage, ceiling repair comes first and the paint follows it.

Cutting in, and the line at the ceiling

A crisp line where the wall meets the ceiling, cut by hand with a brush, is the mark of the trade. Tape helps on a straight modern edge and fails on the wavy plaster line of an older house, where it lifts and lets paint bleed. In those rooms the line gets cut freehand, which is slower and the reason older houses cost more to paint.

Dark colours and the coats they need

Deep colours carry less pigment opacity and more tint, so a dark navy or a charcoal frequently needs a grey tinted primer plus two or three coats to look solid. That is not a product failure, it is chemistry. We will tell you at quote stage when a colour is a three coat colour, so the price is not a surprise halfway through.

Oil based trim under new water based paint

Trim in houses painted before the mid nineties is often oil based, and modern water based paint will not bond to it without preparation. Sanding to dull the surface and a bonding primer solves it. Skipping that step gives trim you can peel off with a fingernail a year later, which is why trim and door painting is a separate line rather than an afterthought.

Paint and lead in houses built before the late seventies

Federal rules require work that disturbs paint in a home built before nineteen seventy eight to be carried out by a certified firm following specific work practices. Sanding walls and trim is exactly that kind of work. On a house of that age, the job is scoped with those rules in mind and confirmed in writing before any sanding begins.

Furniture, floors and how we protect them

Anything that can leave the room leaves. What stays gets moved to the middle and wrapped in plastic rather than covered with a sheet, because a sheet moves. Hard floors get taped paper or canvas, carpet gets film. Radiators, registers and thermostats get masked. It takes forty minutes and it is the reason nothing needs cleaning afterwards.

Drying times in a Michigan winter

A closed up house in February is dry and warm, which speeds recoat times, and a house in August with the windows open and eighty percent humidity slows them right down. In the damp months we allow longer between coats rather than pushing a second coat onto a film that is not ready, which is how roller marks get locked in permanently.

What we do not do on this page

Whole house interior repaints and exterior painting are planned work rather than a visit. Cabinet spraying is its own job with its own masking and it sits with cabinet door and drawer repair. Wallpaper that has to come off first is wallpaper removal, and popcorn ceilings are popcorn ceiling removal.

Repairs that should happen before the paint

Paint is the last step, not the fix. Drywall patch repair, texture matching, loose trim and gaps around window casing all get sorted first, in the same week, by the same crew.

How long a room takes

An average bedroom in sound condition, walls and ceiling, is one day. Add trim and it is a day and a half. A room with real preparation, a dark colour or a plaster ceiling line runs two. Landlords book several at once under rental turnover repairs, sellers under pre listing home repairs and new owners under a new homeowner package.
