A home theater is a room built around one seat

A home theater is designed backward from where people sit. Screen size, seating distance, riser height and speaker placement are all one calculation, and the room either satisfies it or it does not. A media room is the looser version: a comfortable space with a big television that also works for daylight, homework and everything else. Both are worth building. They are not the same project.

Market ranges in Southeast Michigan run $15,000 to $60,000 for the whole thing. Converting a room that is already finished runs $5,000 to $15,000. Finishing an unfinished basement of two hundred and fifty to four hundred square feet runs $12,000 to $25,000, and the theater-specific work on top of that, meaning isolation, acoustics, the riser and the low-voltage infrastructure, runs $5,000 to $20,000.

Display costs sit inside that. A 4K projector with a motorized screen runs $2,000 to $7,000 combined, the projector alone $1,500 to $5,000, and an acoustically transparent screen $500 to $2,000. Those are market figures rather than a quote.

The dimensions the room has to satisfy

Twelve feet wide by fifteen deep is the minimum that works. Fourteen to sixteen wide by eighteen to twenty-two deep is what a proper two-row theater wants. Below the minimum you are building a media room, and calling it something else does not create floor area.

Screen size follows the room, not the budget. For most spaces that is a hundred to a hundred and twenty inches diagonal, with the front row ten to twelve feet from the screen and the back row fourteen to sixteen. The rule that governs it is a viewing distance of one to one and a half times the screen width, and going wider than that gives people neck strain rather than immersion.

The riser is what makes a second row worth having. Eight to fourteen inches above the front row, full width, at $800 to $2,000. It also eats headroom, which matters here: a typical Michigan basement finishes at seven feet six to eight feet, so a fourteen-inch riser leaves six feet six to seven feet of clearance above the back row. That is workable and it is worth measuring before committing, because newer construction at eight feet six or higher gives you room the older stock does not. Sound isolation is the part that makes it a theater

Acoustic treatment and sound isolation are two different jobs and people conflate them constantly. Isolation stops sound leaving the room, so a movie at reference volume does not wake anyone upstairs. Treatment shapes the sound inside the room so dialogue is intelligible and bass is not a boom in one seat and nothing in another.

Isolating the ceiling and the shared walls runs $3,000 to $8,000, and the assembly matters more than the spend. Resilient channel or sound isolation clips decouple the drywall from the framing and cut impact sound by fifteen to twenty decibels, which is the difference between hearing footsteps overhead and not. Double five-eighths drywall with a viscoelastic damping compound between the layers does the airborne half. Mineral wool batts go between the joists. Treatment is cheaper and more visible. A typical room wants eight to sixteen absorption panels of two to four inches thickness, two to four diffusion panels, and four to eight bass traps in the corners. Materials run $800 to $2,500 and professional installation $500 to $1,500. Panels can be upholstered to match the room, so this is not a choice between good sound and a room you want to sit in.

Wiring, circuits and the things you cannot add later

Low-voltage infrastructure is the cheapest thing to do during construction and the most expensive thing to retrofit. Five items belong in the rough-in.

  • Dedicated circuits, one for the projector and two to four for the receiver and equipment rack, so a subwoofer does not share with a refrigerator.
  • Speaker runs for the layout you might grow into, since a standard system needs seven locations plus a subwoofer and a premium one needs eleven plus two.
  • An HDMI path with a pull string, because direct runs work to about twenty-five feet and anything longer wants active optical fiber, which you will want to be able to replace.
  • Conduit to the projector location, which turns a future upgrade into an afternoon rather than a drywall repair.
  • A ventilated home for the equipment rack, outside the room if possible, since a receiver in a sealed cabinet runs hot and fans are noise.

Where the rack lives is worth deciding early. In a closet on the other side of a wall is ideal: no fan noise, no blinking lights, and service access without crawling behind seating. What a Michigan basement adds to the job

Three conditions come with building this below grade here, and all three are solvable if they are priced.

Moisture first. Clay soil holds water against the foundation and spring melt is when a basement that seemed dry announces itself. Look for a chalky line on the block, rust at the base of a steel post, and a sump that runs in bursts in April. Any of those means waterproofing comes before framing, because acoustic panels, a riser and a projector are the last things you want above a wet slab. Then humidity, which matters more in a theater than in most rooms because electronics and wood both dislike it. A standalone dehumidifier runs $250 to $500 and an integrated whole-house unit $1,500 to $3,000. Then temperature: a sealed, well-insulated room with a projector and a receiver in it generates real heat, and the existing trunk rarely handles it. A mini split runs $2,000 to $4,000 installed and is usually the right answer. Climate control covers both.

Egress is the fourth item and it is a code question rather than a comfort one. If the room will be used as a bedroom now or later, it needs a compliant egress window, and adding one to a finished theater wall is not a small job. Decide now.

Timeline and how the money sequences

Construction runs two to four weeks in a basement that is already finished and considerably longer when the theater is the final stage of a full basement finishing project. The order is fixed: rough electrical and low voltage, inspection, isolation assembly, insulation, drywall, then flooring, then the riser, then treatment and seating.

Equipment is the item that most often sets the date, because seating in particular can run six to ten weeks from order. We put the specification decisions early in design for exactly that reason, and it is also why the display and speaker choices belong in the drawings rather than in a shopping trip at the end.

Phasing works well here, which is not true of most projects. Building the room with all the wiring, isolation and circuits in place, then adding the projector, the treatment and the seating over a year or two, is a legitimate way to manage the cost without compromising the result. Renovation financing is the other lever.

What to look at before you spend anything

Measure the room, then measure again for the seating distance. Write down the finished ceiling height, since that number decides whether a second row is possible. Find out what is directly above the room, because a theater under a bedroom needs isolation that a theater under a kitchen does not. Count the spare breaker spaces in your panel.

Then be honest about which project you want. A dedicated theater is dark, single-purpose and superb at one thing. A media room with a large television, daylight and normal furniture gets used every day by everyone.

Questions we get asked

Projector or a big television

Projector for a dedicated dark room at a hundred inches and up. Television for anything with daylight or mixed use, because a modern large panel beats a projector on brightness and needs no bulb or lamp path. The room decides this, not the budget.

How much soundproofing do I actually need

It depends entirely on what is above and beside the room. Under a bedroom, do the full assembly with clips and double drywall. Under a kitchen or a garage, treatment alone gets you most of the benefit for a fraction of the cost. We look at the floor plan before quoting isolation.

Can it double as a guest room

Only with a compliant egress window and the code requirements that come with a sleeping room. Retrofitting one into a finished, isolated wall is expensive, so this is a decision made before framing rather than after. See guest suites for the version designed that way.

Will it add value

Below-grade space does not appraise the way above-grade space does, so treat use as the return. That said, a finished lower level with a proper media room shows as completed space rather than a hobby project, and it moves a house faster in this market than an unfinished basement does.

What is in the price and what is not

A Wright’s theater budget includes design and drawings, permits and inspections, framing, the isolation assembly with clips or resilient channel and double drywall where specified, insulation, electrical and low-voltage rough-in with the dedicated circuits and speaker runs, conduit to the projector location, drywall, trim and paint, flooring, the riser platform, and daily photo updates.

It does not include the display, the audio equipment, the seating or the acoustic panels unless those are contracted, a panel upgrade if the service cannot carry the load, or waterproofing found necessary once the walls are opened. Those come to you as a written change order with the cost and the schedule effect attached. Equipment can be supplied by us or by you, and either way we run the wiring for the layout you specify rather than a generic one.
