Rental property renovation in Southeast Michigan
Rental property renovation that passes the city inspection and outlasts the next lease.
A rental property renovation gets judged by people who’ll never see the before photos: a city inspector with a checklist, a tenant comparing three listings, and the owner reading the vacancy line on a spreadsheet. Wright’s Renovations plans landlord projects as design-build remodeling under one contract, priced unit by unit, so the work that keeps a certificate current and the work that rents the place both land in the same plan.
What makes a rental property renovation different
A landlord isn’t decorating for personal taste. The goal is a unit that passes inspection the first time, rents in the first two weeks it’s listed and doesn’t need the same repair again when the next tenant moves out.
Vacancy is the real cost
Every week a unit sits empty costs a week of rent that never comes back, so the schedule matters as much as the budget. A renovation that starts the day after move-out, with finishes ordered ahead, gets the unit back on the market faster than one that starts with a design conversation. That’s how a rental turnover differs from a remodel.
The city has a checklist
Most Southeast Michigan cities with rental programs inspect before a unit can be leased and again on a cycle. Inspectors look at the same things: egress, alarms, handrails, electrical safety and peeling paint. Building those into the renovation means the certificate comes through without a second visit, which in a near-campus Ypsilanti rental can be the difference between a fall lease and an empty semester.
Durable beats trendy
Tenants want a clean, bright kitchen and a bathroom that works. They don’t need the finish that’s in every design magazine this year. Mid-tone floors that hide wear, solid-surface counters and a tub-to-shower conversion with a single-piece base all photograph well on the listing and take a lease’s worth of use.
What rental inspections require across Southeast Michigan
Here’s what each city’s rental program published as of October 2026. Programs change, and fees and cycles get updated by resolution, so confirm the details with your city before you schedule an inspection.
Ann Arbor
A unit needs a Certificate of Compliance before it’s leased or even advertised, and owners who live more than 25 miles away need a local agent. A clean first inspection extends the cycle by a year, per the city’s rental housing page.
Schedule the renovation so the inspection lands before the leasing season, and build to pass the first time, because a clean first visit buys an extra year.
Ypsilanti
Rentals register and earn a Certificate of Compliance, with inspections every two years under the 2018 International Property Maintenance Code, according to the city’s rental inspection program.
The property maintenance code reads like a punch list: windows that open, rails that hold, no exposed wiring. Clear it once and the two-year cycle stays quiet.
Detroit
Registration and an inspection lead to a Certificate of Compliance, per the city’s rental compliance page.
On an older Detroit house, the inspection shapes the schedule and the scope, so it belongs in the plan before the estimate, not after the walls are open.
Dearborn
A rental needs a Certificate of Occupancy before it’s listed. Violations have to be corrected within 90 days, and the inspection report is good for one year.
Ninety days is enough time for a planned renovation and not much more. Get the scope priced while the clock is running, not at the end of it.
Westland and Monroe
Westland’s Certificate of Compliance lasts three years and requires a furnace and carbon monoxide test by a mechanical contractor. Monroe’s certificate also runs three years with periodic inspections.
A three-year cycle rewards doing it right once. Plan the bigger work, like a kitchen or a bath, to land just before a renewal inspection.
Royal Oak
Every rental in the city registers, long-term or short-term, under the ordinance that took effect in July 2024. Basement and attic bedrooms are prohibited for short-term rentals unless they were permitted and built to code.
If a Royal Oak unit’s bedroom count depends on a lower level or an attic, the permit and the egress window are what make that bedroom real.
Renovation services for landlords and rental owners
Every scope below runs through the same team and gets priced unit by unit before anything comes out of the building. Most rental projects combine a turnover with one larger room, timed to a lease end.
Unit kitchens
A rental kitchen needs a layout that works, enough outlets, durable counters and a sink sized for real dishes. Swapping a tired kitchen at a lease end is often what moves a unit from the bottom of the rent range to the middle.
Rental bathrooms
Tile that doesn’t need regrouting every year, a ventilation fan that actually clears the room and fixtures with parts you can buy at the hardware store keep a bath off the maintenance list.
Adding a basement unit
Where zoning allows, a lower level with its own entry and egress can become a second unit or a larger bedroom count, which changes what the property earns rather than just what it costs.
Garage apartments
A unit over or in place of a garage adds a door to rent without a new lot. The zoning, the fire separation and the utility runs get worked out on paper before anyone frames a wall.
Windows that open and seal
Inspectors test windows, and tenants feel drafts on the heating bill. Replacing painted-shut or fogged sashes fixes an inspection item and a comfort complaint in the same visit.
Turnover repair packages
Paint, patches, flooring repairs and fixture swaps between tenants, bundled into a package so the unit gets reset on a known budget instead of a running tab.
From a Google review
Wright’s Renovations is the best! Connor and Will came out to Canton on the weekend and made our house move-in ready! They were very kind and did amazing work. This is definitely a company you can trust to do the job right. I couldn’t recommend them more!

What a rental inspection usually flags
City forms differ in wording, but the same items come up again and again. Fix them during the renovation and the inspection becomes a formality instead of a second project.
Egress and windows that open
Michigan’s residential code calls for an emergency escape opening in every sleeping room and basement. Property maintenance codes add that windows have to open, stay open and close tight, and a painted-shut sash fails both.
Bedrooms are checked against the egress dimensions at the walkthrough. Where a basement bedroom needs one, an egress window installation goes into the plan with its well and ladder.
Smoke and carbon monoxide alarms
Alarms near bedrooms, on every level, by an attached garage and near fuel-burning appliances are the most common write-up on a rental form. Westland goes further and requires a furnace and CO test by a mechanical contractor.
Alarms are wired with the electrical work wherever walls are open. For a unit that’s otherwise finished, alarm installation is a one-visit job.
Handrails and stairs
Loose rails, missing returns and worn treads are easy to spot and easy for an inspector to write up. They’re also the items most likely to hurt a tenant, which is why every program checks them.
Rails get rebuilt to hold, with treads fixed or replaced. A stair tread replacement is often part of the same visit.
Electrical safety
Ungrounded outlets, missing cover plates, a dead circuit and no ground-fault protection by the sink or tub all show up on inspection reports in older rentals.
Licensed electricians correct what’s open, and GFCI outlets go in at kitchens, baths, laundry and outside where the code calls for them.
Peeling paint and water damage
Peeling paint and a stain on a ceiling usually point to the same thing: moisture. Inspectors flag both, and tenants notice them on the first tour.
The source gets found and fixed before anything gets painted.
Build it once, not every lease
The cheapest renovation on a rental is the one you don’t repeat. Materials picked for the third tenant, not the first, and a schedule built around the lease end keep the unit earning. Renovation payback by project type helps sort which rooms to do now and which can wait for the next turnover.
A rental property renovation follows one shape
The plan starts with the lease calendar and the city’s checklist, then works backward to a start date. Every project moves through the same four stages.
Walkthrough
A visit to each unit, a look at the last inspection report if you have it, and a list of what has to change versus what you’d like to change. An on-site consultation takes one call to set up.
Design and estimate
Finish selections chosen for durability, drawings where walls move, and a line-by-line estimate priced unit by unit so you can phase the work across turnovers.
Build
Permits, protection for occupied units and a schedule that starts the day the tenant moves out. Daily updates go to the dashboard, so an owner across town or across the country sees the progress.
Inspection-ready walkthrough
A punch list closed out against the city’s checklist, alarms tested and the unit left clean for listing photos and the inspector’s visit.
Why landlords hire Wright’s
Rental owners tend to have more than one property, less time than they’d like and a low tolerance for surprises. Wright’s runs every project through a single design-build team that designs, prices and builds it, so one call covers the kitchen, the egress window and the inspection prep.
That matters on a rental because the clock never stops. One contract means one schedule, and an itemized estimate means you know what the bathroom costs before you decide whether the windows wait until the next renewal.
It matters when the inspector arrives, too. A licensed builder pulls permits and builds to the code that’s being checked, and the Repairs division handles the small turnover items between tenants without a new contract.
- One team, one contract. Design, project management and the crew under one roof, so the turnover and the remodel don’t fight over the schedule.
- Daily updates you can check remotely. Photos, schedule and budget in one dashboard, built for owners who aren’t on site.
- Priced unit by unit. Each unit carries its own line items, so you can phase the building across lease ends.
From a Google review
We had a fantastic experience with Wright’s and would happily recommend them to friends and family. Our job wasn’t the biggest, but Wright’s still took the time to listen and delivered exceptional work. Communication throughout the process was great, and the staff were very professional and pleasant to work with.

Questions about renovating a rental property
What’s worth renovating in a rental?
Kitchens and bathrooms move rent the most, and anything an inspector writes up has to be fixed anyway. After that, floors and paint do the most for the listing photos. Wright’s walks through kitchen remodel costs and bath pricing at the walkthrough so the budget lands where it pays back.
Can you work while tenants live there?
Some work, yes. Exterior work, a single bath with another one available and small repairs can happen with a tenant in place, with notice and protection for their belongings. Kitchens and whole-unit work go much faster in a vacant unit, so the schedule usually starts the day after a move-out.
Can I add a unit to my rental?
Sometimes. A basement apartment, a garage apartment or a duplex conversion depends on zoning, lot size, parking and separation between units. Duplex renovation covers two-family work, and the zoning check comes first so you don’t pay for drawings the city won’t approve.
Can my rental be an Airbnb instead?
It depends on the city, and the answer is more often no than it was a few years ago. Ann Arbor, Birmingham, Bloomfield Township and Dearborn have all restricted short stays in residential areas. Airbnb renovation walks through the rules city by city.
How fast can you turn a unit?
A paint, patch and flooring turnover can be days. A kitchen or bath adds weeks, plus lead time on cabinets and fixtures. Ordering finishes before the move-out date is the single biggest way to shorten vacancy, and it’s built into the schedule from the start.
