One Tecumseh address, several permit desks

A Tecumseh mailing address covers more ground than the city. The blocks around West Chicago Boulevard and Union Street sit inside city limits, where Building Services issues the building, electrical, plumbing and mechanical permits and inspects the work at set stages. Those same blocks hold 84 houses in a National Register historic district, Greek Revival and Italianate for the most part, a few of them standing since the 1830s. Listing on its own does not limit what you build inside them. A local ordinance can, so we check before we draw.

Past the city line you are in Tecumseh, Raisin, Macon or Clinton township, and each one has its own route to a permit. Raisin Charter Township runs a full building department of its own. The difference matters most for a home addition in Tecumseh, because an addition touches setbacks, footing depth and the roof tie-in at once, and a country parcel is zoned differently from a city lot. Our design-build approach keeps the drawings and the permit application with the people who will pour the footings, so nothing gets redrawn between approval and the build.

Additions

The most common Tecumseh request is a rear addition on a one-story house with land around it: a bedroom, a full bath, a laundry and a closet off the back. Many of these houses date to the years when Tecumseh Products made the town the refrigeration capital of the world, and they were built small. Kitchens

Some Tecumseh kitchens reach us partway through a project that stalled: cabinets half refinished, a peninsula planned but never framed, a pantry cabinet still in its carton. We finish that work in the right order and set new counters and a sink on top of it. Custom cabinets sized to the wall suit these older rooms better than stock boxes, and a kitchen remodel from the studs is the answer when the layout itself is the problem.

Bathrooms

A small bathroom with one leak and a tight budget is a real brief, and we price it as one. The repair, the floor and the fixtures each get their own line so you can stop where the money stops. Garages and carports

Manufactured homes around Tecumseh come with a question the factory never answered: how to attach a garage or carport that will not move independently of the house. The answer is a foundation of its own and a flashed roof connection that does not tie the two structures rigidly together. When the first call is about water

Three of the Tecumseh projects we have been asked to price began with a leak: water coming in behind the siding, a second-floor bath showing on the ceiling below, and a room under a cathedral ceiling that took on water when the skylights failed. The remodel is the second conversation in a house like that. The first is stopping the water and opening the wall to see how far it reached.

That is the reason our repairs division exists. The crew that can reseal the siding, replace wet insulation and drywall and repaint a 19-foot peak is the same crew that later frames your addition.   • Where the water enters rather than where it shows. A first-floor ceiling stain often starts a room away.
